Mention the farmers market on Yale Street, the White Oak Bayou trail, the Saturday morning foot traffic on 19th. Make buyers feel the location, not just see it on a map.

4. Write for one specific buyer

The best listings read like they were written for a specific person. A family with kids moving up from a townhouse needs to hear something different than an empty nester downsizing from a large suburban home. Decide who you're writing for before you write the first word.

5. Close simply

One sentence. An invitation to see it — not a sales pitch. Never "Schedule your showing today" or "This one won't last." Those phrases signal desperation, not confidence.
